Questions to ask when searching for a property to subdivide
- Is the lot big enough? While each Council has their own minimum land size required to subdivide, a general guide is to look out for properties with a minimum size of 800-1000 meters squared.
- Are there any constraints that affect the property which could impact on your ability to subdivide? These are things such as whether a site is flood affected or contains protected vegetation.
- Does the existing house need to be demolished, and if so, does it need town planning approval for demolition? Alternatively, if you are keeping the existing house on site, you need to ensure that you can fit the house on the proposed new lots and comply with the required boundary setbacks and site cover rules etc.
- How will the site be serviced? Is the new lot able to be provided with sewer and water connections?
- How will stormwater run-off be managed? Council requires that stormwater is piped to a “lawful point of discharge” which is usually the kerb or a stormwater main. Blocks that slope to the street are normally much easier to subdivide.
- Does the site slope? The cost of earthworks and retaining walls can add up quickly.
- How long will it take me to subdivide the lot? Be realistic about timeframes and try not to underestimate. Most subdivisions take months to complete.
